Every effort is made to comply with the Uniform Standards of Professional Appraisal Practice (USPAP), the governing agency. 2012-13 Edition of USPAP defines:

APPRAISAL: "(noun) the act or process of developing an opinion of value. (adjective) of or pertaining to appraising and related functions such as appraisal practice of appraisal services."

MARKET VALUE: "a type of value, stated as an opinion, that presumes the transfer of a property (i.e., a right of ownership or a bundle of such rights) as of a certain date, under specific conditions set forth in the definition of the term identified by the appraiser as applicable in an appraisal."

VALUE: "The monetary relationship between properties and those who buy, sell, or use those properties."

USPAP outlines requirements for developing appraisals along with other obligations including Ethics. The primary obligation of an appraiser is the client. For example, the client is typically the lender, in the case of financing. There are also obligations to third parties. Appraisers must respect the confidentiality of all parties and keep records for a
minimum of five (5) years. Additional USPAP standards forbid accepting an assignment based upon contingency fees or predetermined results. The purpose of these standards is to maintain the appraisers objectivity and independence.
